Campground Rules

Black Horse Resort Ranch is privately owned and reserves the right to update rules at any time, refuse service at its sole discretion, and require any guest to discontinue behavior deemed unsafe, unlawful, or in violation of these rules.
Violation of any rule or state law is grounds for immediate dismissal without refund.
By entering and remaining on the premises of Black Horse Resort Ranch, guests acknowledge and agree to abide by all campground rules, and further assume all risks associated with their stay, activities, and use of facilities. Guests agree to release, hold harmless, and indemnify the property, its owners, and its agents from any claims, damages, losses, injuries, or liability
arising from such activities. Presence on the property constitutes acceptance of these terms and conditions.

GENERAL

  • All fires must be in fire rings/pits!

  • 5mph ONLY please! Applies to all ATVs, golf carts, and vehicles.

  • If you use the pavilion kitchen you MUST clean up after yourself: wash your dishes, remove trash, wipe down counters, and sweep the floors.

  • Facilities close at 10pm. This includes the bath house, the pavilion and kitchen, the pool. If you’d like to reserve an amenity past that time for an event, you can do so for an additional fee. Please speak to management directly.

  • Alcohol Policy - Florida legal drinking age is 21 - this law will be enforced.

  • Fireworks are strictly prohibited in campground.

  • All small litter, including cigarette butts, bottles, and caps, must be disposed of properly. Littering on the property or surrounding forest will result in removal from the premises.

  • Children & Bicycles - Parents and/or guardians are responsible for children at all times. Please do not leave children unattended. Bicycle helmets - All children under 16 years are required to wear helmets under FL State law. Bikes must be at site before dark. Please do not park/ride bikes in other camper’s sites or in/around the barn. Parents/guardians assume full responsibility and liability for the supervision, safety, and conduct of their children at all times.

  • Children & Pool - children under 16 must be with parents and/or guardians at ALL times when in the pool area or in the pool. EVEN if they are not swimming, they cannot be at the pool area unattended. Parents/guardians assume full responsibility and liability for the supervision, safety, and conduct of their children at all times.

  • Disruptive Behavior - If police are called by management, (or possibly by another camper), disruptive camper(s) and/or visitor(s), may be immediately required to leave. There will be no refunds if you are required to leave.

  • Black Horse Ranch may not be used as a legal or permanent residence address. Mail-forwarding must be arranged through your legal home address, or guests may obtain a local PO Box. Packages can be received at the ranch pending management approval. Please discuss with management ahead of time.

  • Black Horse Ranch, its owners, management, team, and volunteers, are not responsible for any lost or stolen property, personal injury, accident, illness, or damage of any kind, from any cause, whether foreseeable or not.

SITES, RVs, & VEHICLES

  • 1 RV/trailer/motorhome per site. 2 vehicles per site maximum, including your truck that pulls your RV. Park in your site and your site only, even if the one near you seems empty! If you need additional space, please discuss with management.

  • Sites must remain free of household belongings, trash, clutter, or extraneous items. Discuss with management if you have a need for more storage. Management reserves the right to ask a guest to remove an item at any time.

  • No hanging clothes allowed at your site. Do not hang a clothing line or use hitching posts for your laundry. Lines, wires, and ropes are not to be put up anywhere, for safety reasons.

  • RVs or Travel Trailers must be in good working order and appearance. If your stay exceeds 4 months, RVs must be powerwashed at least once a quarter - meaning every 4 months. No broken windows, peeling paint or green mildew, mold or algae. If there is green mildew growing, you are responsible for cleaning it promptly.

  • Management may require cleanup or removal of items at any time. Failure to comply within 48 hours may result in being asked to leave without refund.

  • We reserve the right to refuse access to any guests whose vehicle is deemed to be unacceptable.

HORSES

  • All horses must have a negative, current coggins on file with management. If from out of state, horses must have a clean health certificate on file with management.

  • All persons interacting with horses, whether their own or those on property, must first have a signed waiver on file with management.

  • Horses must always be on a lead. They may not be left tied anywhere unattended or let loose around the property.

  • No hot wire, high lines, temporary paddocks, tie-outs, or any similar item. Horses must stay overnight in designated horse accommodation areas.

  • Please do not excessively lunge or work your horse in grass fields. That’s what round pens & warm up pens & the arena are for.

  • HORSE MANURE: Stalls and paddocks must be mucked by 10am and muck buckets left outside your horses’ stall/paddock so we can remove it. Please keep your horses' dwelling area clean and tidy and clean their stall/paddock/area daily.

  • Please do not leave your horse unattended in the arena, warm up pens, or round pens, for any length of time.

    DOGS

  • Dog poop must be picked up immediately, SEALED in a bag, and thrown away in a trash can.

  • Dogs (and cats...) must be on a leash! This is mandatory. You can set up a small playpen for your own dog at your site, ensuring it does not cross into other sites.

  • Dogs are NOT ALLOWED in the pool area and are absolutely not allowed in the pool.

  • Owners are fully responsible for their pets’ behavior and any damage or injury they cause.

Black Horse Resort Ranch shall not be liable for theft of RVs or their contents, or for the loss of money or valuables of any kind. Damage caused by natural events (including but not limited to falling trees, storms, or power outages leading to food spoilage) shall be the sole responsibility of the RV owner. All activities on the property—including but not limited to horseback riding, handling animals, use of facilities, and recreation—are undertaken at the guest’s own risk. Guests agree to release, hold harmless, and indemnify Black Horse Resort Ranch, its owners, and its agents from any injury, accident, illness, damage, loss, or claim of any kind, whether arising from negligence or otherwise, in connection with such activities.

Refund Policies

REFUNDS FOR RESERVATIONS APRIL 1 - OCTOBER 31 - please note that we give full refunds, minus any processing fees, if more than 3 days notice is given. If less than that, we offer no refunds. Transfers are welcome and don't require a fee.

REFUNDS FOR RESERVATIONS FOR NOVEMBER 1 - MARCH 31 - If you have a reservation for any time from November 1 - March 31, you are eligible for a full refund (minus processing fees) up to SIX WEEKS BEFORE your arrival date. After that six-weeks-to-arrival mark, deposits are non-refundable. Pending availability and owner discretion, transferring dates may be available.

REFUNDS FOR RENTALS APRIL 1 - OCTOBER 31 (cabins & RVs) - For stays 20 days or less, payment in full is due. For stays 21 days or more, a 25% deposit is due. Rental invoices must be paid within 48 hours of receipt to maintain reservation. For invoices unpaid after 48 hours, rentals will be released to the market again. Payments are eligible for a full refund (minus processing fees) one week before your arrival date. Pending availability and owner discretion, transferring dates may be available.

REFUNDS FOR RENTALS NOVEMBER 1 - MARCH 31 (cabins & RVs) - For stays 20 days or less, payment in full is due. For stays 21 days or more, a 25% deposit is due. Rental invoices must be paid within 48 hours of receipt to maintain reservation. For invoices unpaid after 48 hours, rentals will be released to the market again.
